This 300 year old timber-frame Grade II listed building was in a totally dilapidated state when the new owners called in Ben to take charge of a full modernisation project. Working closely with both them and the local conservation officer, this significant transformation needed expert handling and Ben’s trademark sensitivity.

Brooks and Gill undertook to fully refurbish the exterior of the building with the replacement of all weather boards and roof tiles, the re-pointing of all brick and stone work and the renovation of the original leaded windows. The construction of a large ground floor extension and oak-framed porch incorporated reclaimed resources where possible with new external features complementing the original style. The property was dry-lined and insulated to improve thermal efficiency and oak flooring was laid throughout the house. The interior refurbishment also included two new bathrooms, a brand new bespoke kitchen with an oil-fired central heating system, specialist treatment of original wooden beams and full interior plastering and decoration.

The impressive extension and renovation work undertaken has transformed the property into a beautiful, well-appointed and efficient family home with an extended life span of at least another 300 years!

“Ben Brooks and his team were a delight to have working on our major renovation. Our Grade ll listed cottage was transformed from a derelict heap into a delightful family home…I wholeheartedly recommend them for their hard work and commitment to a project”
